Master Plan

Currently a surveyor is working on changes to the original, approved master survey and plan as select lots have been combined to make much larger lots for more privacy and seclusion.

This will be filed before any lots are sold, so please use the Contacts page to ask for more information.

This revised master plan shows the community areas, the lot lines (each buyer of a lot is encouraged to get their lot surveyed in NC for legal description purposes in any event), and the road system.

This revised master plan is a modification of an original plan from around 2005 that was filed and approved but never aggressive marketed, though several lots were sold in amounts 100%-400% of the prices offered today.

Please see the History page about Overlook for more insight as to why it is so pristine, valuable and available today. It is a unique history and the Master Plan for the community reflects and honors this for all to enjoy.

Infrastructure

Haywood Electric (affiliated with Duke Energy) has buried electric lines throughout Overlook with easy connections from each lot. The local telephone provider also has buried lines, but at Overlook most people get 4 bars of cell service so there should be many satellite internet and TV options.

A community well was put in and there have been recent evaluations of it to confirm that it is working, and additional work is being performed to update it and make it accessible to each and every lot. Lot owners may still put in their own wells, especially if they want a pool.

The asphalt roads are in good shape, with excellent engineering and water diversion, and do not need immediate attention. As with any subdivision, there will need to be work on the amenities in the future, and the monthly assessments will likely be between $25-$75 per month.

These lots may be available for sale by owner in 2021. It will not be put on the market through a multiple listing service or listed to the public for a while, if ever. This likely allows buyers to save on the purchase price but they will need a NC attorney and buyer’s agents are encouraged.

The lots are numbered 1-14, and 1-7* comprise the east Rainy Knob and up through Windy Gap Lane.

On this side of Overlook you can see from Bald Rock Mountain to Toxaway, into Pisgah National Forest, to the Blue Ridge Parkway, the lighted glow of Asheville, to Sassafras Mountain in SC, into NC Gorges State Park, into SC Jocassee Gorges State Park, into Nantahala National Forest, to Lake Jocassee, to Lake Keowee, and to Lake Hartwell in Georgia. You can even see the other Rainy Knob at Overlook toward the west.

Lots 8-14* start at and up Black Bear Court and at the top is the west Rainy Knob, also seen from South Carolina Hwy 11.

These lots start with the Old Homestead Overlook (8) and end with Windy Gap Overlook (14).

From this side of Overlook you can see the other eastern Rainy Knob at Overlook, into NC Gorges State Park, into SC Jocassee Gorges State Park, into Nantahala National Forest, to Lake Jocassee in SC, to Lake Keowee, to Lake Hartwell in Georgia, to Sassafras Mountain in NC, and toward Cashiers and Sapphire and their own beautiful mountain ranges.

Summary of Covenants, Restrictions & Bylaws

Only single family homes are allowed, however guest homes can be built, natural-sided modular homes (included engineered wood) are allowed if approved by the Environmental Control Committee, and vacation rentals are allowed if all other covenants and rules are followed. Even RVs are allowed to be stored by a home under certain circumstances.

The minimum heated sf is 1200 with 800 on the main floor with one story up from the main floor, and one finished basement down from the main floor for a total of three stories. Please note that Ridge-Top protection laws may apply as well.
