For instance, homes must be at least 1200 hla/sf with at least 800 on the ground floor. Also, several of the higher lots do have ridge-top restrictions, which usually means that the house must not be more than 35’ higher than the ground at the peak (but you may be able have a basement or build on a slope for 3 levels). Within 100’ of the peak, the max height is 40’. This is to protect the ridge from becoming a place for high-rise condos, which is a priority likely shared by all who purchase an Overlook lot anyway. Any potential buyer should confirm the status and restrictions of any lot in which they have an interest.
