Commitment to the Best of Mountain Living

With a local-stone entrance gate, paved community roads, buried electric and phone lines, and a community well already largely in place, each owner will have to install a driveway and a septic system to enjoy their private sanctuary.  Getting to these large lots (approximately 1-4 acres each) is easy, as the road comes directly off of a State maintained road.

Proposed house sites in each lot have been cleared from underbrush, with some trees cut, so that potential owners can get an idea of what the views are from every lot even in the Summer months. Pathways or rough driveways have been created and cleared for relatively easy access.

Prime Location

Less than 3-6 miles from Highways 64 and 281 in Sapphire, it is easy to get to Overlook from every direction on US highways and state-maintained roads. It is about 150 miles from Atlanta GA and Charlotte NC, 55 miles from Asheville NC, 60 miles from Greenville SC, 270 miles from Charleston SC, 300 miles from Raleigh, 585 miles from Orlando, and 740 miles from NYC.  The closest international airports are Greenville/Spartanburg, Charlotte, and Atlanta. Asheville’s large commercial airport is about 40 miles from Sapphire.

Covenants & Restrictions & Other Important Information

There are covenants and restrictions which will be provided to you should you have a serious interest in the property. For instance, homes must be at least 1200 hla/sf with at least 800 on the ground floor. Also, several of the higher lots do have ridge-top restrictions, which usually means that the house must not be more than 35’ higher than the ground at the peak (but you may be able have a basement or build on a slope for 3 levels). Within 100’ of the peak, the max height is 40’. This is to protect the ridge from becoming a place for high-rise condos, which is a priority likely shared by all who purchase an Overlook lot anyway. Any potential buyer should confirm the status and restrictions of any lot in which they have an interest.
